What is this programme about?  

SPNB Aspirasi for People with Disabilities (PWDs) is a privilege/priority for PWDs to buy affordable homes at 20% discount of SPNB Aspirasi projects nationwide.  Through its Sales Incentive Scheme, for every residential project, SPNB allocates 5 units of residential properties priced below RM200,000 for PWDs at a discount of up to 20% of the property selling price.  

Who can apply? 

General Eligibility Criteria

  1. Malaysian citizen.

  2. Resident in Malaysia

  3. Registered as a disabled with the Jabatan Kebajikan Masyarakat (Social Welfare Department)

  4. The age limit will be subjected to Financial Institution’s loan eligibility

  5. Other qualifications to purchase properties are projects and property specifics (check projects)


Other terms and conditions

The Sales Incentive Scheme offers up to 20% discounts on home purchases. The Sales Incentive  Scheme for the disabled on Aspirasi Sdn Bhd development is subjected to:

  • Provisioned for all Aspirasi Sdn Bhd property projects nationwide

  • Discount rate up to 20% of the residential selling price

  • For housing that costs RM200,000.00 and below

  • Low-cost and medium low-cost housing types only

  • Buyer’s First and Second Beneficiaries must appear in the Sales & Purchase Agreement (S&P)

  • Limited to a purchase of first home only

  • Allocated to only five (5) disabled buyers for each Aspirasi Sdn Bhd project.​​

What documents do I need for application?

  1. Copy of the identity card (myKad) of the applicant 

  2. Completed application form

  3. Income Statement or Letter of Confirmation from     (i) Employers/Income Declaration (ii) If Self-employed - Reports from other relevant agencies 

  4. Other income supporting documents (If any): Socso/Epf/Pension/Investment Book

  5. Copy of Utility Bill (Water/Electricity/Phone/Astro etc) 

  6. Completed application form
